SWI provided design services for the development of a luxury community with 525 homes, including 27,000 ft. of new roads, all public and private utilities (including provision for fiber optic service to each lot), and an 18-hole golf course designed by Jerry Pate. Offsite improvements include the extension of utility main lines to the site, widening of Flagstaff Ranch Road from I-40 to Kiltie Lane, and reconstruction of Kiltie Lane to include a widened road section and 7 new turn lanes per City of Flagstaff design requirements. Planning and design included addressing unique environmental concerns presented at public hearings, traffic impact analyses with signal warrant analyses, preliminary and final roadway design, wet & dry utility design, and design of stormwater runoff controls to meet the requirements of Audubon International. Services also included construction observation and as-built certification, and participating in weekly coordination meetings with the general contractor (Sundt), the golf course contractor and numerous subcontractors.
